The Selling Plan

Preparing the Home for Sale:

  1.  Determine the listing price based on a current Comparative Market Analysis of recent sales in the neighbourhood
  2.  Prepare the home for “show ready” condition” using my “Home Seller Checklist”
  3.  Prepare the MLS data input sheet noting all of the features of the home with accurate measurements and square footage of the home
  4.  Prepare a feature sheet detail sheet outlining all the items included with the home, tenancy information, age or replacement of items such as the roof, electrical, plumbing etc.
  5.  Order a Title Search from the BC Land Title registry confirming if there are any rights-of ways, easements etc. Order strata documents including strata minutes, financial statements, bylaws etc.
  6.  Schedule a professional photo shoot, create a video tour and a professional floor plan showcasing room sizes and layout

Marketing Exposure:

  1.  Install a “For Sale” sign on the property
  2.  List the home through the Realtor Paragon MLS site where it will be exposed to thousands of active Realtors and their Buyer clients
  3.  Post listing on the following Websites:,,,,,,,
  4.  Post the listing on the “New listing Board” at the RE/MAX Select Realty and RE/MAX Select Properties and email the new listing to over 200 realtors before it is even posted on the Paragon MLS
  5.  Hold an Agent’s Open house
  6.  Hold a Public House
  7.  Continually market and show the home to Buyers until the home is sold firm

Getting to the Sale:

  1.  Pre-qualify potential Buyers
  2.  Highlight the features and benefits of the home to prospective Buyers during the showing and how it compares to the current competing listings
  3.  Provide financing alternatives to Buyers with financing challenges
  4.  Confirming financing approval with Buyers lender
  5.  Provide a weekly market activity report on the home as well as the new listings in the area
  6.  Present offers and negotiate the best terms and price; use my expertise to handle competing offers, subject offers and back up offers

Reviewing Contract Details:

  1.  Ensure subject removal, closing and possession dates are coordinated so the moves occur seamlessly for all parties
  2.  Confirm all contracts are written properly and are legally binding and enforceable
  3.  Ensure a good deposit is taken with the offer and is held in an interest bearing trust account in the Buyer’s Brokerage
  4.  Ensure that copies of contracts are given to all parties

Managing the Sale Process:

  1.  Coordinating home inspections, walk-throughs and appraisals
  2.  Ensure that appropriate subject clauses are successfully removed and confirm all parties have copies of signed documents
  3.  Provide contract documents to the Conveyancing lawyer
  4.  Provide contract documents to the mortgage broker or lender
  5.  Send the “Towards Completion Checklist” to Buyers and Sellers to assist in the moving process
  6.  Confirm move-in and out times and dates and arrange keys for the possession date and request all manuals and house instructions
